Our Process: Construction Sequence
Buying a new home may be the largest expenditure most families ever make. Construction of each TCH home starts well before work begins on the lot. Prior to pouring foundations and framing walls, we perform many tasks:
- Design the new home & prepare final drawings (plans, elevations & details)
- Distribute plans & solicit bids from selected subs and material suppliers
- Secure the selected lot from the developer
- Prepare construction time schedule
- Obtain favorable construction financing
- Issue contracts & purchase orders for approved subs & material suppliers
- Apply for & pay building permit fees
The following is an abbreviated sequence of activities during construction:
- Accurately locate and stakeout foundation on the lot
- Excavate for concrete foundation footings
- Rough-in below grade plumbing & electrical work
- Set forms for foundation footings & place reinforcing steel
- Apply pre-treatment for termites & pour concrete
- Frame walls and roof structure
- Construct cornice at overhang and install trim & roofing
- Install windows, exterior doors & wall sheathing
- Apply exterior caulking & painting
- Rough-in electrical, plumbing and heating & air condition systems
- Lay up stone and brick at exterior
- Construct fireplace & chimney
- Install wall insulation & seal penetrations
- Hang drywall, tape & float joints and texture walls
- Complete heating & air conditioning system
- Install garage doors
- Blow-in attic insulation
- Begin finish carpentry, hang interior doors & install cabinets
- Ceramic tile installed
- Install closet shelving
- Apply interior painting and staining
- Countertops installed
- All floor coverings installed
- Complete plumbing fixtures and electrical lighting & devices
- Mirrors, shower doors and door hardware installed
- Perform final inspection, touch-up & clean-up
- Make ready for new home owners
